Commercial Pool Design and Construction in North Texas

From the First Drawing to Opening Day, With One Company on the Job

A commercial pool gets more swimmers, more wear and more scrutiny than any backyard pool. Southern Pool + Outdoors provides commercial pool services in North Texas for HOAs, apartment complexes, hotels and other properties that need a pool built right and kept running.

We handle the full project: design, new construction, remodeling and the outdoor amenity space around the pool. Once the pool is open, we can keep it on a service schedule with inspections, water testing and equipment repairs, so you aren’t hunting for a new contractor every time something needs attention.

Our approach is simple. We show up on time, keep a safe job site, communicate with your board or property manager throughout, and get the job done right the first time.

From Plano and McKinney to Frisco, Richardson and Dallas, we work with commercial properties across North Texas.

Commercial Properties We Serve

We work with properties of all sizes, from a single community pool to large pools that see heavy daily use. Our commercial customers include:

  • HOAs and neighborhood associations
  • Apartment complexes
  • Hotels and motels
  • Assisted living communities
  • Universities and colleges
  • High schools
  • Public pools

Commercial pools in Texas have to meet state and local health code requirements, and they take a beating that a backyard pool never will. That changes how the pool should be designed, which materials make sense and how the equipment is sized.

Still, each property type puts different demands on the pool. HOA pool maintenance has to fit a board’s budget and a summer of packed weekends. Apartment pool maintenance works around move-ins and leasing tours. Hotel pool maintenance, on the other hand, has to hold up to guests every day of the week. Community pool maintenance for a neighborhood often comes down to a short, very busy season.

Commercial Pool Services We Offer

Some properties need a brand new pool. Others need an existing pool brought back to life, or simply a reliable team to keep it running. Here is what we handle.

Commercial Pool Design

We start by listening. What does the property need, who will use the pool, and what is the budget? From there we plan the layout, features and materials, and we use 3D renderings so your board or owners can see the finished pool before any work starts.

Commercial swimming pool design starts with how people will use the water, since use drives everything else. So a school lap pool, a resort-style apartment pool and a hotel pool each need different depths, decks and equipment.

New Commercial Pool Construction

We build new commercial pools from the ground up, with our crews handling the build and keeping your project on time and on budget.

As commercial pool builders, we plan for what a backyard job never sees. That means more swimmers, faster turnover, larger filtration and drain covers that meet the federal Virginia Graeme Baker Act. Commercial Pool Remodeling

An older commercial pool usually has a good structure under a worn surface. We replace pool finishes, tile and coping, redo decking, add water features and reshape pools that no longer fit the property.

In most cases, commercial pool resurfacing is where a commercial pool renovation starts. A full commercial pool restoration can add new tile, coping, lighting and equipment on top of the new finish. For a backyard pool, see our pool remodeling page.

Outdoor Amenity Spaces

The area around the pool matters as much as the water. We design and build outdoor kitchens, outdoor fireplaces and gathering spaces that turn a pool area into an amenity people want to use.

Commercial Pool Maintenance and Repairs

After the build, we can keep your pool running with filter cleaning and repairs, valve and pump repairs, pool inspections, water analysis and salt cell cleaning.

Our pool repairs team handles commercial pool repair too. That includes pool pump repair and filter cleaning for the equipment that works hardest.

Commercial Pool Maintenance and Management in Texas

Commercial pool maintenance is held to a different standard than a backyard pool, because the state is involved. Texas classifies any pool limited to residents, members or guests as a Class C public pool. That includes pools at apartments, hotels, condos and property owner associations. State health rules apply to every one of them. So commercial pool management covers records and safety as much as clear water.

Texas Water Quality and Testing Rules

Texas public pool and spa rules keep free chlorine in a Class C pool between 1.0 and 8.0 ppm. The ideal is 2.0 to 3.0 ppm. The pH has to sit between 7.0 and 7.8, and cyanuric acid can’t go over 100 ppm. Even a Class C pool with no staff on site needs disinfectant and pH tested at least once a day. Alkalinity, calcium hardness and water balance get tested at least every 10 days. Every reading and correction goes in a log, and the state requires keeping those logs for three years.

Commercial Pool Cleaning and Circulation

Heavy swimmer loads change the chemistry fast. Sweat and other nitrogen waste turn free chlorine into combined chlorine. Those chloramines cause the sharp “chlorine” smell and red eyes, and they do very little sanitizing. Commercial pool cleaning also means regular brushing. That’s because bacteria in biofilm on walls and steps can take 100 times more disinfectant to kill.

Circulation matters just as much, though. One turnover pushes about 63% of the water through the filter. It takes four turnovers to filter all but 2%. That math is why most commercial pool codes are built around a six-hour turnover.

Drain Covers and Pool Safety

After water quality, drain covers are the safety item no inspector overlooks. The federal Virginia Graeme Baker Act requires entrapment-safe suction outlet covers. Texas rules also say the pump can’t run when a drain grate or suction cover is missing, broken or loose. The pool then stays closed until it’s fixed. Check covers on a regular schedule, because a cracked one can close a pool on a holiday weekend. Our pool inspections are a good place to start.

Designing a Pool for Heavy Daily Use

A pool that works fine for one family can struggle when dozens of people use it every day. When we plan a commercial pool or remodel, we look at:

  • How many people will use the pool and when
  • Finishes and tile that hold up to heavy traffic and constant sun
  • Non-slip decking around the water
  • Equipment sized for the pool’s volume and daily use
  • Features and amenity spaces that fit the property
  • Your budget, and where the money makes the biggest difference

Getting these decisions right at the design stage costs far less than fixing them after the pool opens.

Our Commercial Pool Process

Commercial projects involve more people and more schedules than a backyard job. Our process keeps everyone informed from the first meeting to the final walkthrough.

Step 1: Consultation

We meet at the property, look at the site or the existing pool, and talk through what you need. The consultation is free and there is no obligation.

Step 2: Design and Estimate

We put together a design and estimate, with 3D renderings so decision makers can see the plan. This is where tile, coping, finish and decking selections get made.

Step 3: Scheduling

We set a construction schedule that works for your property, your residents or guests and your pool season.

Step 4: Construction

Our crew keeps a safe job site, sticks to the schedule and sends regular updates to your board or property manager.

Step 5: Opening and Ongoing Service

We walk the finished pool with you before it opens. From there, we can handle inspections, water analysis and repairs so the pool stays in good shape.

Outdoor Amenity Spaces Around the Pool

A pool area is often the main amenity a property has to show off. We design and build the space around the water so it works for residents and guests all season.

  • Outdoor kitchens and grilling areas
  • Outdoor fireplaces and fire features
  • Patios and gathering spaces
  • Pool decking, including Belgard porcelain pavers
  • Lighting for evening use

We come out to the property, listen to how you want the space to be used and show you 3D renderings before construction begins.

Signs Your Commercial Pool Needs Attention

Commercial pools wear out faster than residential pools simply because they get used more. Property managers usually call us when they notice:

  • A rough, stained or worn pool finish
  • Loose, cracked or missing tile
  • Damaged coping along the pool edge
  • Cracked or uneven decking
  • Aging pumps, filters or valves that keep needing repairs
  • A pool area that looks dated next to newer properties nearby

Most of these problems get more expensive the longer they wait. A consultation lets us look at the pool and tell you what needs to be done now and what can be planned for later.

Why Property Managers Choose Southern Pool + Outdoors

We work on swimming pools every day, which means we build and remodel with the next ten years of upkeep in mind, not only opening day.

Commercial Pool Services Questions From North Texas Property Managers

We’ve shared a series of our most common questions and answered them. If you need additional information or have other questions, never hesitate to reach out to us.

We work with HOAs, apartment complexes, hotels, motels, assisted living communities, universities, high schools and public pools.

Both. We design and build new commercial pools, remodel existing ones and build the outdoor amenity space around them.

Most remodel work means the pool is closed while it's underway. We plan the schedule around your property and your pool season so the downtime lands when it causes the least disruption.

Yes. We keep your board, owner or property manager updated throughout the project, and we provide 3D renderings so decision makers can review the plan.

Yes. We design and build outdoor kitchens, outdoor fireplaces, fire features, patios and lighting around commercial pools.

Every day it's open gets some attention. Texas requires disinfectant and pH testing at least once a day on a Class C pool. Pools with staff on site test more often. Alkalinity and calcium get checked every 10 days. Brushing, skimming and filter checks should follow the swimmer load, which on a busy North Texas summer weekend is heavy.

Commercial pool maintenance covers water testing and balancing, cleaning, filter care, equipment repair and the records Texas requires. That means keeping free chlorine, pH and cyanuric acid inside state limits. It also means logging readings for three years and keeping drain covers intact. We provide filter cleaning and repairs, valve and pump repairs, pool inspections, water analysis and salt cell cleaning.

Yes. We provide filter cleaning and repairs, valve and pump repairs, pool inspections, water analysis and salt cell cleaning for commercial pools.

It depends on the size of the pool and the scope of the work. A resurface costs far less than a new build or a full remodel with decking and amenities. We'll give you an estimate after a free consultation.

It depends on the scope. You'll get a construction schedule along with your estimate, and we keep you updated as the work moves along.

Yes. Texas requires every Class A, B and C public pool to run under a trained, certified operator. That includes apartment, hotel and HOA pools. Accepted credentials include Certified Pool Operator (CPO) and Aquatic Facility Operator (AFO). The operator doesn't have to be on site at all times, and one operator can oversee several pools.

We work with commercial properties across North Texas, including Plano, McKinney, Frisco, Richardson and Dallas.
